Article 1 — Applicability
These Terms of Service govern the use of the web service "Mekiki Research" provided by Kai Kinoshita ("Operator") between the Operator and all users ("Users").
By using this service, Users are deemed to have agreed to all provisions of these Terms.
Article 2 — Service Definition
This service is a web application that combines publicly available data from Japan's MLIT Property Information Library and other sources with real estate expertise to provide reference information on property markets in user-specified areas.

- •Information provided by this service does not constitute a formal real estate appraisal under Japan's Real Estate Appraisal Act.
- •Information provided by this service does not constitute investment advice or solicitation under Japan's Financial Instruments and Exchange Act.
- •All information provided is for reference only. For any real estate purchase, sale, or investment decision, please consult a qualified professional (licensed real estate agent, appraiser, etc.) and act at your own responsibility.
Article 3 — Account Registration
- 1.Some features require login via a Google account (Firebase Authentication).
- 2.Users are responsible for the management of their own Google accounts.
- 3.If unauthorised use of an account occurs, please contact the Operator immediately.
- 4.Sharing a single account among multiple people is prohibited.
Article 4 — Pricing & Payment
- 1.This service offers a free plan and a paid Pro plan (¥980/month incl. tax). Features and limits follow what is displayed within the service.
- 2.Paid plan payments are processed through Stripe, Inc. Credit card information is managed directly by Stripe and is not stored on Operator servers.
- 3.The Pro plan may be cancelled at any time. Upon cancellation, access continues until the end of the billing month. No pro-rated refunds are provided, except for service-critical failures.
- 4.Prices may change with advance notice on the service.
Article 5 — Prohibited Activities
Users must not engage in the following activities when using this service:
- •Automated data collection (scraping, crawling, etc.) of service data or content
- •Reverse engineering, decompiling, or disassembling the service
- •Transferring, lending, or sharing accounts with third parties
- •Unauthorised commercial use or resale of information obtained through this service
- •Placing excessive load on the service's servers
- •Any activity that violates laws or public order and morals
- •Any other activity deemed inappropriate by the Operator
Article 6 — Disclaimer
- 1.All information provided by this service is for reference only. The Operator makes no guarantees as to accuracy, completeness, or timeliness, and accepts no liability for any damages arising from its use.
- 2.The Operator accepts no liability for damages caused by system failures, maintenance, or outages of third-party services (Firebase, Stripe, MLIT API, etc.).
- 3.The Operator may change or discontinue the service without prior notice.
Article 6-2 — AI-Generated Content
- 1.Area analysis reports and lifestyle images are automatically generated using generative AI (Gemini, Imagen, etc.) provided by Google LLC.
- 2.AI-generated content may not reflect the latest information and may contain inaccuracies. Always verify with up-to-date sources before use.
- 3.The Operator accepts no liability for any damages arising from AI-generated content.
- 4.AI-generated images are illustrative only and do not guarantee the appearance or conditions of the actual area.
Article 6-3 — Data Sources & Usage Conditions
Transaction price and hazard data provided by this service is derived from the following data sources, used in accordance with their respective licences.
- •Japan MLIT Property Information Library (CC BY 4.0) — Transaction data
- •Japan MLIT Hazard Map Portal — Flood & landslide risk data
- •Geospatial Information Authority of Japan (GSI) Map Tiles — Map display
Article 7 — Intellectual Property
Copyright and other intellectual property rights in the content (text, design, logos, report text, etc.) included in this service belong to the Operator or the respective rights holders.
Article 8 — Amendments to Terms
The Operator may amend these Terms at any time when deemed necessary. Amended Terms take effect upon publication on the service.
Article 9 — Governing Law & Jurisdiction
These Terms are governed by the laws of Japan. Any disputes shall be subject to the exclusive jurisdiction of the Tokyo District Court as the court of first instance.
